BCU-ITT-63452 - ABERGELE CLINIC ROOF UPGRADE

Betsi Cadwaladr University Health Board requires a suitably qualified and experienced contractor to undertake roof upgrade works for the Abergele Community Clinic. The works are part of BCUHB Capital Programme have been approved at BCUHB Capital Board.

The works shall comprise the complete renewal of the existing flat roof construction to provide a fully warranted warm roof system incorporating a seamless cold-applied liquid waterproofing membrane and thermal upgrade to current Building Regulations requirements.

The contractor shall:

• Provide all scaffolding, edge protection and access equipment.

• Strip the existing roof construction back to the timber joist structure.

• Inspect and verify the structural suitability of the roof deck and supporting structure.

• Install a new 18mm plywood deck in accordance with BS EN 1995-1-1 (Eurocode 5).

• Install a new warm roof build-up including:

i. Air and vapour control layer.

ii. Tapered PIR insulation scheme.

iii. Carrier membrane where required.

iv. Reinforced cold-applied liquid waterproofing system.

• Dismantle the disused chimney to below deck level and form new deck support structure.

• Install high and low-level ventilation grilles to the retained chimney stack.

• Complete all associated roof details, penetrations, upstands, outlets, flashings and terminations.

A sectional method of working shall be adopted to ensure the building remains weather-tight at the end of each working day.

The contractor will be responsible for coordinating architectural, mechanical, electrical, and structural elements required to deliver the refurbishment works.

All works will be carried out within a live hospital environment and must be carefully phased to minimise disruption to ongoing clinical services. The contractor will be expected to manage logistics, access arrangements, infection control measures, and health and safety requirements in accordance with NHS estate standards and hospital operational constraints.
