The award of this office tenancy contract through a Single Tender route is considered

appropriate and justified due to the nature of the requirement, being a renewal of an existing

office tenancy rather than the procurement of a new or replaceable service.

The current premises are already fully operational, strategically located, and fit for purpose,

supporting the day‑to‑day activities of the business without disruption. Relocating to an

alternative premises would involve significant operational, financial, and timing impacts,

including lease exit costs, fit‑out expenses, downtime, and potential business disruption. As

a result, the incumbent landlord is the only viable supplier capable of meeting the

requirement within the required timeframe.
